Terms and Conditions at Branxholm Park

Your reservation should be for a self-catering holiday with a wedding event on one day of your stay only unless otherwise agreed in writing. The Property is represented by LHH Ltd who will be responsible for taking the booking.

Your contract is between you and the owners of Branxholm Park, David and Debbie Knaggs and is subject to the following conditions.


Information you provide to LHH LTD will be forwarded to the Owner of the property who may contact you with regard to your forthcoming reservation. Your details will not be shared with any third party.


The property is accurately represented in the website/ brochure. The owners reserve the right to make changes to the interior and exterior of the property between the time we accept your booking and the date of the event


Your stay at Branxholm Park is on a self-catering basis unless otherwise directed in the Wedding package.

You can arrive at Branxholm Park after 1430 hours on the start date of your holiday and you must have vacated the property by 1000 hours on your final day. If you anticipate being much later than 1430 hours, please let us know.

You agree to keep the house clean and tidy and leave it in a similar condition of cleanliness to when you arrived. Any additional cleaning of the property, following your departure, beyond the normal amount reasonably required, may be charged as extra and deducted from your Good Housekeeping Deposit. The numbers in your party must never exceed the stated house capacity of 16 Adults and 6 children except by prior written agreement. The Wedding day itself will be an exception to this and numbers will be clarified by written agreement.

If you require guests to attend the premises on ANY DAY OTHER THAT THE WEDDING DAY, which THEN results in the house being over OCCUPIED, THIS REQUIRES prior written agreement with LHH AND the owners of Branxholm Park and will be subject to a facility fee.

Conduct at the Wedding

The Individual/Individuals making the booking with the agents are responsible for the behaviour and actions of all guests during their stay at Branxholm Park. Inappropriate behaviour may result in the event being stopped early or cancelled and guests being asked to leave the premises. Any damage caused by a guest is the responsibility of the named booking individuals and must be settled in agreement with the owner of Branxholm Park. The responsibility to inform all guests of the Terms and Conditions at Branxholm park lies with the individual named on the booking form.

The Good Housekeeping Deposit taken by LHH with respect to a wedding is £1,000 payable by BACS transfer.

You must ensure that no furniture is moved nor is anything nailed, screwed or adhered in any way to any wall, door or other part of the building unless prior permission is granted by the owners

Branxholm Park reserves the right to impose a penalty of £100 PER GUEST for any NON-RESIDENT GUESTS WHO STAY OVERNIGHT during the booking and /or who exceed the agreed occupancy levels.

Guests attending the event but not residing at Branxholm Park are asked to leave the premises by 1am and all evening entertainment must cease by 1 am. The swim spa and gym massage leisure facilities at Branxholm Park are designated as adult only areas and are therefore not for use by individuals under the age of 18. These facilities are also only for the use of those guests staying overnight at Branxholm and are not available for other event guests. The swim spa, gym massage facilities and outdoor hot tub will be closed at 12 noon on the day of the event and will be reopened the following morning as per standard hours of use.

Please note at Branxholm Park we do not allow fireworks or Chinese lanterns.

If you have arranged to bring your dog with you please note that the dogs must not be allowed upstairs, in bedrooms or on soft furnishings, and must not be left unattended in a property. There is a £20 per pet charge per booking.

Fuel Included

Fuel is included in your rental at Branxholm Park, but this does not mean unlimited. Central heating systems will be set on timers for certain periods of the day to keep the house acceptably comfortable in all seasons. Wood is provided for an evening fire. For those who have specific requirements, it is possible to pay a supplement for additional fuel and central heating. Please specify at the time of booking.  Kindling, additional wood for the fires, hardwood for the pizza oven and charcoal for the BBQ are available either in Hawick or to purchase at Branxholm Park.


Branxholm Park is non-smoking this includes the following areas; swim spa, gym, massage facility, ceremony room, BBQ hut, sauna and loggia.  If smoking is detected following your stay the full Good Housekeeping Deposit will be withheld.


Branxholm Park has internet although because of our location this is slow.


You must be 21 years or over when you book this accommodation and be staying at the property. The owners have the right to refuse any reservation prior to the issuing of any confirmation in writing. When you receive your confirmation, you must check all the details carefully for accuracy and contact LHH LTD immediately if you find any discrepancy.


Reservations are confirmed when details have been checked and approved by the LHH Reservations Office. In order to secure a reservation, you need to pay a Hold the Date deposit payment of between 10%-30% of the total rental depending on date. A credit or debit card payment secures a reservation. On receipt of your deposit and other relevant charges LHH will confirm your reservation by email (or post). You are then responsible for the balance of the deposit which is due no later than 6 months from the date of the Hold the Date reservation payment. The remaining balance is due 6 months prior to your arrival, unless by prior written agreement. If your booking is within the 6 month period,
you are required to pay the full rental.


Should you wish to cancel your reservation or change to another date, once LHH has issued confirmation to you, the Company may have to treat this as a cancellation of a reservation which would then be subject to the cancellation charges as outlined below. LHH will advise you of the cancellation policy and you will have the option to continue with the first reservation.
The cancellation policy is as follows:

  • Deposits are non-refundable
  • If you cancel between 6 months and 12 months of the confirmed date of the booking 75% of the Wedding package fee is still due to be paid to the owners via LHH in accordance with LHH Rentals and Charges as laid out in the Terms and Conditions.
  • If you cancel with less than 6 months to go to the confirmed date of the booking then 90% of the wedding package fee is still due to be paid to the owners via LHH in accordance with LHH Rentals an Charges as laid out in the Terms and Conditions.


The owners and LHH hope that it does not have to either cancel or adjust your reservation in any way: however, as unforeseen problems do occur, LHH would contact you immediately to discuss any proposed cancellation or adjustment. If the circumstances affect your desired booking, the Owners will endeavour to find you an alternative date. If the alternative is unacceptable to you, the Owners at Branxholm park will refund all your package paid to that point but will not be liable for any other costs incurred by you. Except where otherwise expressly stated in these conditions, the Owner and the LHH shall not be liable for changes beyond the control of LHH or beyond the control of the Owner.


If you have to cancel your reservation you must telephone LHH on the number shown on your booking confirmation as soon as the reason for the cancellation occurs. You must also confirm your cancellation by post or by email. The day on which the company receives the telephone cancellation is the day on which your reservation is cancelled.

Please note that should you cancel your reservation prior to the balance due date, the balance remains payable by you in accordance with the cancellations policy.  If you have paid in full you have the right to reinstate your booking up to one month before. If you opt to reinstate your reservation an administration fee of £25 will be charged.


The owners and LHH hopes that you will not have any cause for complaint but, in the event of a problem arising, in the first instance, contact the Owners at Branxholm Park immediately so that any problem may be speedily resolved, as the Owners must be given the opportunity to rectify the problem. If, after this, you feel that the problem was not resolved then you must, within 7 days of the end of your holiday, put your complaint in writing to LHH. All communications will be copied to the Owner for their comments and response. Please be aware that LHH act as a mediator in these situations to try to facilitate an outcome satisfactory to both parties and that your contract is with the Owner.


In signing the booking form, you agree to indemnify the LHH against all loss and damage arising directly or indirectly to the property and its contents from any deliberate or negligent act or omission by yourself, or any other person or animal accompanying you or any member of your party.  In addition you agree that the use of the house by your party and its facilities it as your own risk and you agree to abide by the age restrictions in place for all leisure facilities and the grounds.  Please be aware that footpaths can be uneven, and care must be taken especially outside the house with steps and slopes which may be slippery if wet.

13. LAW

The contract between you and the Owner is subject to the exclusive jurisdiction of the Scottish Courts and is formed in Hawick, Scottish Borders, Scotland. The Terms and Conditions above were published in November 2017 and are valid until August 2018, unless replaced earlier, and supersede all previously published Terms & Conditions on this website.
